Debt Collector Suite is a multi-faceted tool that allows tenants multiple ways to pay their bill. Owners can provide Spiderdoor with the exact dates in which they would like their tenants to receive one of the following messages via your choice.
- SMS Text Messages Sent To Delinquent Tenants
- Email Sent To Delinquent Tenants
- Phone Payment System Call In Number
- Automated Phone Call Sent To Delinquent Tenants
The methods of communication with the tenant can be selected and performed up to four times a month for each, including email, text, or telephone call. Each notification to the tenant includes prompts that allow them to easily pay their bill with no interaction from your management team. This helps ensure your accounts receivable are collected each month on time and with little overhead.

Full Overview of Debt Collector Suite
Video #1 – Our Debt Collector suite includes automated phone calls requesting the tenant to pay right away, via the telephone. It also includes automated emails that are sent out on the days you specify. Lastly, the SMS (Text Collections) feature sends automated texts to tenants requesting them to simply click and pay. Watch this video for a short overview.
Text Collector (Focusing on SMS messages)
Video #2 – This feature allows you to specify up to four days of the month on which you’d like a friendly automated text message to be sent to the customer, asking them to make a payment. The Owner/Manager will also have the ability to set the exact time at which the text is sent out.
IMPORTANT- Email addresses for tenants are required to be unique. Tenants should never have the same email address or it will send wrong info to multiple customers. (For example, you can’t give Noemail@noemail.com to tenants that do not have an email address. Simply leave blank.)

Email Collector (Focusing on emailing)
Video #3 – This feature allows you to specify up to four days of the month on which you’d like a friendly automated email to be sent to the customer, asking them to make a payment. Within the email, there’s a one-click link that directs the tenant to the same portal as the text collector. This enables the tenant to effortlessly add their credit card information and make a full payment. It’s incredibly simple!

This is a courtesy reminder from Safeguard Storage. You have a current balance for unit# 138. To prevent late fees and possible access issues, use the link below to make your payment. For any questions, please contact our office at (205) 555-5555.

Robo Phone Collector (Focusing on Robo Calls)
Video #4 – This feature allows you to specify up to four specific days of the month on which you’d like a friendly automated phone call to be sent to the customer, asking them to make a payment. The tenant will be prompted to press “1” to initiate an automated payment through Spiderdoor’s system right on the spot. This message can be customized by the owner or manager using the Spiderdoor admin.

Hello Mike Cash, this is a courtesy reminder from Safeguard Storage. You have a current balance for unit number(s) 138. To pay now, press 1 for our automated system. This call is to help you prevent late fees and potential access issues to your unit. For all inquiries, please call our office at (205) 555-5555. Thank you!
Phone Payment System (Focusing on only providing the phone number)
Video #5 – Spiderdoor provides you with a telephone number that you simply plug into your IVR (Interactive Voice Response – Phone Tree). This allows your tenants to pay their balance via the telephone. Tenants will find their account information and balance based on the telephone number they called from. If the number can’t be determined, the system will ask the tenant to enter the telephone number associated with their account. Once entered, that payment information is sent directly to your management software provider for processing. There is no additional processing fee from Spiderdoor.
